Sleeping capacity: This 361-square-foot studio apartment sleeps up to three people, including two adults in one state-of-the-art queen-sized wall bed with a regular queen-sized mattress and up to one minor under 18 years of age on a leather couch or on an inflatable air mattress that is easily inflated using a small pump and also is very comfortable. (Please note that one-bedroom apartments in the same condominium project generally are only about 40 square feet larger than this unit and in general, there is little or no view of the ocean from the bedrooms of the one-bedroom apartments.)
Rental periods: Per the local zoning code of the City and County of Honolulu, which includes the entire Island of Oahu, the owners of units in this condominium project may rent out their units to only one rental party in any 30-day period. Our unit sleeps up to two adults and one minor to age 18. Our minimum rental period is 14 days.

14-day minimum stay $90 a night + transient accommodations tax + excise tax.
The 13.962% “room” tax, which consists of Hawaii’s 4.712% general excise tax (GET) and Oahu’s 9.25% transient accommodations tax (TAT). Lease rent for short-term "vacation rentals" includes water and electricity.
Please note that, as of the first quarter of 2013, the average daily rate for a hotel room in Hawaii was $233.33 a night. Such a hotel room does not generally have a kitchen and does not necessarily have an ocean view. In fact, many such rooms are not even located in a beachfront or oceanfront property and they may overlook city streets.
We also offer reduced rates for long-term contracts. Please contact us to discuss this option.
6-month lease: $1,050 a month (for one person) or $1,150 a month (for two people) plus 4.712% Hawaii state excise tax + electricity. A security deposit equivalent to one month's rent must be paid prior to occupancy.
In addition, a security/damage/loss deposit equivalent to the vacation rental period is charged and is payable in a separate transaction. It is refundable upon satisfactory return of the unit and its contents in the same condition as it was rented, all keys and beach gate openers being returned prior to departure, etc. A $100 fee will be assessed for each key or beach gate opener that is lost.
Please note that the current "Hawaii room tax" of 13.962% (equivalent to Hawaii’s 4.712% state excise tax and Oahu’s 9.25% transient accommodations tax)--or any future current Hawaii room tax rate--will be assessed on all rentals of less than 180 days, including in the event that a tenant breaks a lease for any reason. This is the same tax that hotels throughout the Islands assess their guests. The only exception is that the transient accommodations tax will not be assessed for temporary lodging for active military with proof of United States military status.
Cleaning Fee: In addition to the above rents and taxes, a nonrefundable cleaning fee of $175 for every short-term rental of less than six months in duration will be assessed as a deduction from the deposit. We do not provide maid service during the term of your stay, although we do provide an array of cleaning supplies for your convenience.
Methods of payment: local Hawai'i checks with a local picture identification card, cash paid to us at First Hawaiian Bank (our bank for the past 40+ years), PayPal or secure funds wired into our bank account.
